These Terms apply to all direct bookings made with Maison Hammoud Limited. Please read them carefully before booking.

1) Booking contract
- A binding contract is formed when we confirm your booking in writing (including by email) and full payment is successfully received.
- The lead guest (“you”) is responsible for the conduct of all guests and visitors and for ensuring compliance with these Terms and any house rules.
2) Check-in / check-out
- Check-in and check-out times are provided in your pre-arrival message.
- Early check-in / late check-out may be available by request and may incur a fee.
- Unauthorised late check-out may result in additional charges to cover additional cleaning, staffing, and loss of availability.
3) Payment
- Your booking is paid in full at the time of booking unless we agree otherwise in writing.
- Prices include the accommodation charge and any stated fees at the time of booking.
- If additional charges are required (e.g., damages, excessive cleaning, rule breaches), we may charge reasonable costs supported by evidence.
4) Guest information & communications
- You must provide accurate booking details including guest name, email address, and phone number.
- Pre-arrival instructions and operational messaging (including during-stay and check-out reminders) are sent through our booking management system. Guests may reply by email and our team will respond.
- We may request additional information where reasonably required for security, compliance, or booking administration.
5) Use of the Accommodation (no tenancy)
- The Accommodation is provided for temporary accommodation only. No tenancy is created.
- You must not use the Accommodation for any unlawful purpose or in a way that causes nuisance, risk, or damage.
- You must follow any house rules and the property manual provided. House rules form part of these Terms.
6) Occupancy, visitors & parties
- Only the number of guests confirmed in your booking may stay overnight.
- Visitors are permitted only with prior approval and must comply with these Terms and house rules.
- Parties, events, and gatherings that cause noise or disturbance are strictly prohibited. We may act immediately under Clause 12.
7) Noise & neighbour policy
- Please respect neighbours and the local community at all times.
- Quiet hours apply (typically 10:00pm–8:00am unless stated otherwise in the house rules).
- Any behaviour likely to cause complaints or disturbance may result in termination without refund (Clause 12) and/or additional charges.
8) Smoking, vaping & illegal substances
- Smoking or vaping is not permitted inside the Accommodation unless we confirm otherwise in writing.
- Evidence of smoking/vaping indoors may result in a deep-cleaning and deodorising charge and any associated damages.
- Illegal substances are strictly prohibited.
9) Pets
- Pets are not allowed unless we confirm in writing before arrival. Additional fees and conditions may apply.
10) Cleanliness, damage, missing items & additional charges
- You are responsible for keeping the Accommodation and its contents in good condition during your stay.
- You must inform us promptly of any damage, breakages, or issues.
- We may charge for repairs/replacement, additional cleaning, or loss of use where reasonably evidenced (e.g., photos, invoices, contractor receipts).
- Excessive cleaning (including stains, spills, rubbish left behind, strong odours, or smoke evidence) may result in additional cleaning charges.
11) Utilities, internet & service interruptions
- Utilities and Wi-Fi are provided where stated, but service interruptions can occur and may be outside our control.
- We will make reasonable efforts to restore services where possible, but we are not liable for outages beyond our control.
12) Termination, eviction & serious breaches
- We may terminate your stay immediately (and require you to leave) if you or your guests/visitors:
- breach these Terms or house rules;
- exceed the permitted occupancy;
- host an unauthorised party/event;
- cause nuisance, repeated noise issues, safety concerns, or neighbour complaints;
- damage the Accommodation or behave in a threatening/abusive manner; or
- engage in illegal activity.
In serious cases, no refund will be given and we may involve security, building management, or the police where appropriate.
13) Cancellations & refunds (Option A)
If you cancel your booking:
- More than 14 days before check-in: 100% refund
- 7 to 14 days before check-in: 50% refund
- Less than 7 days before check-in: no refund
- No-shows: no refund
- If we cancel due to circumstances within our control, we will refund you in full.
- If we cancel due to circumstances outside our reasonable control (for example, significant property damage, building safety issues, or a serious unforeseen issue), we will refund you in full. We are not liable for consequential losses (such as travel costs or alternative accommodation) except where required by law.
14) Liability
- Nothing in these Terms limits liability for death or personal injury caused by negligence, fraud, or any liability that cannot be limited under law.
- Subject to the above, we are not liable for indirect or consequential losses.
- You are responsible for securing your personal belongings. We are not liable for loss or theft unless caused by our negligence.
15) Data protection
- We process personal data in accordance with our Privacy Policy and applicable UK data protection law.
- We may share necessary details with trusted service providers (e.g., payment processors and booking management systems) to deliver your booking and communicate essential information.

For support or questions, contact bookings@maisonhammoud.com. We aim to respond promptly within reasonable hours.
17) Governing law
- These Terms are governed by the laws of England and Wales.
- The courts of England and Wales shall have jurisdiction.
